Lismore advise on the disposal of Grade-A office building Sentinel, Glasgow

Lismore Real Estate Advisors have advised Ardstone Capital, investment managers for the Ardstone Regional Office Fund, on the sale of Sentinel, a prime Grade A office building at 103 Waterloo Street, in the heart of Glasgow’s Central Business District.

Extending to 84,095 sq ft across ten floors, Sentinel is let to a strong tenant line-up including DWF LLP, Aggreko UK Ltd, Chubb, Sedgwick International UK and JLL. The property offers a WAULT of 7.9 years to expiry (4.4 years to breaks) and exceptional ESG credentials with an EPC “A” and WiredScore “Gold” rating, following a comprehensive refurbishment in 2022.

The asset was acquired by Clydebuilt II Limited Partnership, a joint venture between Ediston and the Strathclyde Pension Fund, for £19.60 million, reflecting a net initial yield of 8.60%.
